POLICIES
WHEN YOU CALL US:
Please let us know the number of people in your party and the dates you
will need accommodations.
SUBJECT TO CHANGE:
Property descriptions, pricing and policies may vary and are subject to
change. Please check with us to confirm our current information prior to
making a reservation.
OCCUPANCY:
Occupancy is limited to number of confirmed guests. Receptions, luau's,
and parties of any kind are strictly prohibited. Please note that our
rentals are solely for the purpose of vacation residence. No functions or
pets are allowed.
DEPOSIT:
A down payment deposit is required to confirm your reservation and is due
within seven days of making your reservation. Your refund will be mailed
to you approximately 4-6 weeks after your departure. Charges for damage
that are more than normal wear and tear will be deducted, as well as for
missing items, and excessive cleaning (we expect the rental unit to be
left in a "neat" condition).
CANCELLATIONS:
Except for holiday bookings, cancellations require a 90-day written notice
for refund of your deposit less a $100 processing fee. If less than 90
days' written notice, the entire deposit is forfeited. If less than 60
days' written notice, the rent & excise tax are forfeited. Please see
CHRISTMAS SEASON RATES AND TERMS below.
RATES:
Rent is due 60 days prior to your arrival for condominiums and 90 days
prior to your arrival for homes/cottages. Payment to be made by cash,
personal, business, or travelers checks. WE DO NOT ACCEPT CREDIT CARDS. A
service charge of $35 will be assessed on all checks returned from your
financial institution. At the time of booking, there will be a $50
non-refundable reservation fee and an optional travel insurance premium.
All rates are plus 4.166% gross excise tax and 7.25% room tax. Please note
there is a 3-to-7 night minimum. If you plan to stay longer than a week,
the extra nights are prorated at the weekly rate.
CHRISTMAS SEASON RATES AND TERMS:
There is a 7-14 night minimum stay between December 15 and January 15.
Please inquire about special holiday rates and deposit requirements.
Cancellations require 120 days' written notice for refund of your deposit
less a $100 processing fee. If less than 120 days' written notice, the
entire deposit is forfeited. If less than 90 days' written notice, the
rent & excise tax are forfeited.
CHECK IN PROCEDURE:
Our normal procedure is to leave an envelope with keys and directions to
your accommodations at the counter where you get your rental car. On
occasion we will mail to you with your confirmation letter, a map with
check-in instructions and an entry combination. In most cases, check-in
time is 3:00 p.m. Check-out time is 10:00 a.m (late check-outs are subject
to availability, charges, and require at least 72 hours notice). We can
not guarantee a late check-out in advance without reserving an additional
night.
FURNISHINGS:
All of our rentals are completely furnished and include linens and kitchen
items. If air conditioning, television, DVD, bed sizes or high-speed
internet access are important to you, check with us about them before you
reserve a specific accommodation.
