RENTAL PAYMENTS
A down payment in the amount of $500 (or payment in full if total rent is less than $500) is required to secure a reservation. If not secured within 7 days from date of tentative scheduling, the reservation may be canceled. The balance for the entire stay (including tax, cleaning fees and refundable security deposit) is due 30 days before arrival (60 days Christmas 12/15-1/5) or reservation is considered canceled).

REFUNDABLE SECURITY DEPOSIT
A separate refundable security deposit check is required for all properties, and can range in price from $100 to $1000 depending on the size and price of the property. The refundable security deposit is to cover additional housekeeping charges (for excessive cleaning, laundry or check out past 10 AM), damage to the property, evidence of smoking inside the unit, use beyond the scope (no weddings, parties, receptions, luaus or other commercial use), or occupancy beyond permitted maximum number of people. ALL UNITS ARE NON-SMOKING. The refundable security deposit will be returned to you within 14 days unless there are charges for cleaning above the norm or damages.

RATES
The quoted rates may change slightly from time to time without notice. Rates do not include 11.41% Hawaii State Tax (4.16% general excise tax + 7.25% transient accommodations tax).

CLEANING
Cleaning fees do not include maid service, which can be  pre-arranged for an extra fee. Your vacation rental unit will be expertly cleaned prior to and after your stay. For checkouts on Easter, Thanksgiving, Christmas, and New Year's Day, due to a surcharge by housekeeping, the cleaning fee is slightly higher.

CANCELLATIONS
Cancellations and/or reservation date changes must be received 30 (60 Christmas) days before scheduled arrival. All payments will be forfeited (except for refundable security deposit) if cancellations or changes occur within less than 30 (60 Christmas) days notice, unless the unit can be re-booked. There will be no refunds for early departures unless the unit can be re-rented. All cancellation refunds will be less $50 for processing fees. If concerned about  the forfeiture of your rent/payments as a result of late cancellation, ask your travel agent about  trip cancellation/interruption insurance. Travel insurance typically covers your losses if a family medical crises or certain other emergencies force you to abandon or abbreviate a trip. Rentals of one month or more have a different cancellation policy - please inquire.

PAYMENTS
All checks for vacation rental properties are to be made payable to Poipu Beach Vacation Rentals in US $$.  Because we do not accept credit cards or wire transfers,  if  visitors from abroad do not have access to a personal US checking account, we recommend an international money order. FURNISHINGS
All vacation rental units come fully furnished with kitchen items, (including a microwave oven), linens, bath and beach towels, an iron and ironing board, hair dryer, cable TV, and telephones which allow local/Kauai calls at no cost to the visitor.  Calling cards and toll free numbers are recommended for off-island phone calls.  Starter-size supplies of soap and paper products are provided in each unit. Please note that units do not have air conditioning unless otherwise noted on the property page.

KEYS AND DIRECTIONS
Direct check-in from Lihue airport can be arranged as soon as we receive your payment in full and your estimated time of arrival.

CHECK IN AND OUT
Check-in time is after 3 pm; checkout time is 10 am. In case of a sudden change in plans, or other unforeseen circumstances.   

LENGTH OF STAY
A three-night stay is preferred in all units (7-nights 12/15-1/5).  Shorter stays are accepted on a space-available basis.
